Do you have a client whose home just isn't selling?

If you're like most of the agents we talk to these days you have several homes that are not selling.

Your owner refuses to drop the price to meet the dipping market. You know it's going to be 6 months, 12 months, maybe even 24 months before the home closes.

But you have no choice but to wait it out.  Meanwhile, months pass and you get nothing.

If you have a scenario like this, suggest to your owner that he rent his property until the market starts to heat up again.

Why rent?

  •   You get paid something now.  25% of the first month's rent referral fee when the property is leased.
  •   Your owner gets paid something now.  The rent can pay the mortgage (and maybe even more) while we wait for the market to turn back up.
  •   You get to keep your client.  If the owner decides to sell again in a year or so, we inform you immediately. You are the agent of record. We don't sell, we only manage.
  •   You make your client happy now.
  •   You separate yourself from the crowd of real estate agents. You prove you are open to creative and innovative strategies, and you become the agent who does whatever it takes to satisfy your clients.  
  •   It costs you nothing. We charge you no fees when we turn the client back over to you to sell.

We realize 25% of the first month's rent isn't the same as a commission on a sale, but making it in today's market means you have to get creative. You can't rely on just the traditional selling methods. You have to have more than one tool in your toolbox.

One tool is renting.

And isn't 25% now better than $0 while you wait and wait and wait?
