Gold Service consists of full service and on-going property management including advertisement, rental preparation, screening applicants, collecting rents, paying outstanding bills, issuing monthly and annual statements, online access to your account, maintenance assistance, Unlawful Detainer services and Move-in/Move-out services.
Advertise Your PropertyWe advertise through our 800 number system, through our daily ad in the Union Democrat, and on our own websites, www.SonoraRentals.com, hotpads.com, and Craigslist to name a few of over 18 websites. Our “What’s Available” page on SonoraRentals.com receives more than 5,000 hits per month! Rental PrepComplete cleaning including windows is available through Sonora Home Rentals and repairs are available through our maintenance crew, HandyWorks. Installation of items required by California law, i.e., smoke detectors, CO detectors and front-door deadbolts can be taken care of through HandyWorks. Sonora Home Rentals can facilitate access to the unit for professional carpet cleaning, installation of new appliances, cleaning, etc., so that you do not have to take time out of your busy lives to meet these or other vendors. Screen ApplicantsPotential tenants are pre-screened with a credit check, job verification, references, rental history, sex offender status, and criminal & eviction history. Collect RentsRents are due on the 1st and there is no late fee if postmarked by the 5th of the month. Property owners are paid by the 10th of the month, usually sooner. If you provide us with deposit slips, we can deposit your funds in the local branch of your bank. Pay Outstanding BillsIn cases where the owner pays for sewer, water, garbage, etc., these bills can be paid out of rents before dispersal of your funds. Sonora Home Rentals will assist you to set up an interim occupancy agreement with PG&E and owner's consent for the tenant to pay at Tuolumne Utilities District. StatementsWe issue monthly statements and annual income statements for tax purposes. We will also help you make an informed decision about raising rents in a changing market. Online ServiceYour property is accessible online. You will receive log-in information so that you may check on your property 24/7 from anywhere in the world. You can check to see if your rent has been received, what bills are being deducted, and what your owner draw will be for that month or for any previous month. All maintenance issues regarding your property are linked to your online account. MaintenanceOn-going maintenance and emergencies are handled by our maintenance crew. Should the cost of the work request be above your Repair Fund limit, then a bid will be submitted at your request. You may then either accept the bid, get competing bids, or do the work yourself. There is no surcharge if a plumber, HVAC, or electrician is needed. Semi-annual maintenance checks are performed on your property and optional seasonal maintenance (swamp cooler prep and winterization, roof blow-off with gutter cleanout) can be scheduled. All services are fee-based. Unlawful DetainerEviction services, including Unlawful Detainer actions, are performed at no other cost than court costs and service fees on tenants that Sonora Home Rentals has screened and placed in your rental. Should you have a need for Unlawful Detainer action on a tenant that was not placed by Sonora Home Rentals, call us.... To date, Sonora Home Rentals has never failed to obtain a judgment. Move-out/Move-inEvery effort is made for a smooth turn-around and have your property vacant for the shortest time period possible. Your monthly fee is waived during the time your property is empty.
